Getting Your First Home Before “I Do”

A Couple’s Guide to BTO Under the Fiancé/Fiancée Scheme

Newly engaged and already thinking about your first flat? You don’t have to wait until after the wedding. HDB’s Fiancé/Fiancée Scheme lets couples apply for a BTO flat — your first matrimonial home — before officially tying the knot.

Who qualifies

  • Citizenship — At least one of you must be a Singapore Citizen; the other can be an SC or SPR.
  • Age — Both applicants must be 21 or older to apply for BTO. If you fiancé/ fiancée is below 21 years old, they can only be listed as a core occupier in the flat application.
  • Monthly Household Income Ceiling — Depends on BTO project type. Generally for 3-room and above, total income of all persons listed in the HFE letter should not exceed $16,000
  • Property ownership — You must not own private property locally or abroad, and can’t have sold one within the last 30 months before HFE letter application.
  • Marriage deadline — You need to solemnise your marriage within 3 months from the completion of the flat purchase.

Grants you could get

For BTO, only EHG is applicable.

The bottom line

The Fiancé/Fiancée Scheme is a practical way to secure your BTO flat on your own timeline, not the wedding planner’s. But eligibility hinges on details — citizenship mix, income ceilings, ownership history — so it’s worth getting your numbers checked before you apply.
